Fascia, Soffit & Roofline Replacement

Fascia and soffit are what close off the edge of the roof. When they rot, the gutter loses its fixing, wind gets under the roof edge and birds and vermin find their way into the eaves. Renewing the roofline tidies up the whole look of a house as well as protecting it.

Why roofline timber fails

Almost always because of water. An overflowing gutter, a missing tile at the eaves or years of paint neglect lets moisture into the timber, and once rot takes hold it spreads along the board.

  • Flaking, blistered paint and dark staining on the boards
  • Soft or crumbling timber when pressed
  • Gutter pulling away or brackets that will not hold
  • Gaps at the soffit where birds are getting in
  • Sagging or bowed board lines along the eaves

Replacement options

uPVC fascia and soffit is the common choice — it does not rot and needs nothing more than an occasional wash. Where a property suits timber, or where you want to keep an existing detail, we will work with that instead.

Whichever is used, the important part is removing the old boards fully, checking the rafter ends underneath and fitting proper ventilation at the soffit so the roof space can breathe.

Done alongside other work

Because the roofline sits right under the roof edge, it is far more economical to do it while scaffolding is already up for a re-roof or gutter renewal. If we are quoting a roof for you, ask us to price the roofline at the same time.

Can you replace fascia without removing the roof tiles?

In most cases yes. The boards are replaced from outside with the roof covering left in place, lifting only the bottom course where that is necessary.

Does new roofline need ventilation?

Yes. Soffit ventilation lets the roof space breathe and helps prevent condensation and rot in the timbers. We build it into the replacement.

Will it stop birds nesting in the eaves?

Closing the gaps properly at the eaves is usually what stops it, and that is part of a proper roofline replacement.
