Extensions, garages, dormers and porches usually sit under a flat roof, and a flat roof only fails in one way: water sits where it should be running off. We install, repair and replace flat roofs, and we sort the falls and outlets properly so ponding does not start the whole problem again.
Common flat roof problems
Older felt roofs blister, split and lift at the edges once the material has aged. Poor detailing at upstands and around outlets is the other frequent culprit.

- Blistering, cracking or splitting in the membrane
- Lifting or perished edge trims and upstands
- Damp appearing on the ceiling below, often near a wall junction
- Failed seals around rooflights, vents and outlets
Repair or recover?
A sound deck with a single localised failure can often be patched and sealed for a good few more years. A deck that has gone soft underfoot, or a covering that is splitting in several places, needs stripping back and recovering — patching that is throwing money at it.
We check the deck itself before quoting, because a new membrane over a rotten deck is a repair that will fail.
New flat roofs
For new work we build in proper falls to the outlets, fit insulation where it is required and finish the edges, upstands and abutments so water has nowhere to sit. Where a flat roof meets a wall or chimney we tie it in with leadwork rather than relying on sealant.

How long does a flat roof last?
It depends on the system and how well it was detailed and drained. A properly laid and drained flat roof gives many years of service; a poorly detailed one can fail in a fraction of that time regardless of the material.
Can you fix a leaking garage roof?
Yes. Garage and extension roofs are some of the most common flat roof jobs we are called to. We will tell you whether a repair or a recover is the sensible option.
Do you fit rooflights in flat roofs?
We can form and weather openings for rooflights as part of a flat roof replacement. The detailing around the kerb is what keeps it dry, so it is worth doing as part of the roof rather than afterwards.
