What we check

A maintenance visit is a proper look at the whole roof, not a glance from the driveway.

• Slates and tiles — slipped, cracked, delaminating or missing
• Ridge and hip bedding, and the condition of the mortar
• Flashings and leadwork around chimneys, valleys and abutments
• Valleys and gutters for moss, debris and standing water
• Fascia, soffits and the condition of the roofline
• Visible signs of damp, rot or daylight inside the attic where accessible

Preventative work worth doing

Most of what goes wrong on an Irish roof comes down to water not getting away fast enough. Moss holding damp against slates, gutters overflowing behind fascia boards and blocked valleys all cause damage quietly over years. Sorting them early keeps the covering doing its job.

Older and rural properties

Older houses, farm buildings and exposed rural properties take more weather than a sheltered estate house and need looking at more often. If the property is on high ground or faces prevailing south-westerlies, an occasional check after a bad winter is sensible.
