When a house needs a new roof

Age alone is not the deciding factor. What matters is the condition of the fixings, the felt and the timbers. Nail sickness — where the fixings corrode and slates begin slipping across the whole roof — is the usual reason a repair schedule turns into a replacement.

Perished felt, widespread cracked tiles, sagging between rafters and repeated leaks in different places all point the same way.

What a roof replacement involves

Every house is different, but a typical replacement follows the same sequence.

• Scaffold erected and the property protected before any stripping starts
• Old covering, battens and felt removed and taken away
• Timbers inspected — any rotten rafters or decayed ends repaired or replaced
• New breathable membrane and treated battens fitted
• New slates or tiles laid, with ridges, hips and verges finished properly
• New leadwork to chimneys, valleys and abutments where needed
• Roofline, guttering and downpipes checked or renewed while access is up
• Site cleared, waste removed and the finished roof walked through with you

Choosing the covering

Natural slate, fibre cement slate and concrete tile all suit Irish houses, and the right choice depends on the roof pitch, the look of the property and your budget. We will explain the practical difference between them in plain terms and quote for the option you want, not the one that suits us.

Living with the work

A re-roof is disruptive for a few days — there is no pretending otherwise. What makes it manageable is knowing what is happening and when. We agree the start date, keep the site tidy, cover what needs covering and keep you informed if weather moves things.
